Hardwood floors communicate their condition clearly if you know what to look for. Some issues are cosmetic and easy to handle yourself. Others signal structural problems that get worse every month.
Signs You Need a Professional
1. Cupping across multiple boards. When edges are higher than centers across a section of floor, moisture is coming from below. A pro needs to identify and correct the moisture source.
2. Boards that bounce or flex underfoot. The subfloor may be damaged or insufficiently supported. This is structural and requires pulling up flooring to assess.
3. Dark staining that has penetrated the wood. Pet urine or long-term water exposure can penetrate past the finish. Deep discoloration may require board replacement.
4. Widespread finish failure. Peeling, flaking polyurethane or worn-through finish in traffic paths needs a full sand-and-refinish. Spot repairs rarely blend well.
5. Buckling or lifting from the subfloor. Boards separated from the subfloor indicate a serious moisture event. Do not try to nail them back without identifying the cause.
6. Termite or pest damage. Soft spots, small holes, or powdery residue near baseboards require professional assessment.
7. Gaps wider than a nickel's thickness. Seasonal gaps are normal in Georgia. Gaps that stay open year-round or exceed a nickel's width indicate permanent shrinkage.
Problems You Can Handle Yourself
1. Squeaky boards. Sprinkle talcum powder or powdered graphite into the seam between boards and work it in by walking over the area.
2. Minor surface scratches. Use a wood floor touch-up marker matched to your stain color. For slightly deeper scratches, wood filler sticks work well.
3. Small areas of dullness. Clean with a hardwood-specific cleaner to remove residue. If that does not work, a light buffing with a refresher product can revive the surface without a full refinish.
