Why Georgia Basements Are Different
Most Georgia basements are partially or fully below grade. Concrete slabs in this position are in constant contact with ground moisture. Even when you do not see standing water, moisture vapor passes through concrete continuously. In a Georgia summer, this can exceed 70% relative humidity without climate control.
Best Choice: Luxury Vinyl Plank or Tile
LVP and LVT are the top performers in below-grade applications. They are 100% waterproof, dimensionally stable, and install over concrete with minimal preparation. Rigid-core products float over the slab with a built-in underlayment.
If your basement has ever had standing water, LVP is the only flooring we recommend. Even an inch of water for twenty minutes will not damage it.
Strong Alternative: Porcelain Tile
Porcelain tile is impervious to moisture and extremely durable. It works well in Georgia basements, especially in utility areas and walkout basements. Use a crack-isolation membrane over the slab before setting tile.
What to Avoid Below Grade
Solid hardwood should never be installed in a Georgia basement. Standard laminate with an HDF core absorbs moisture through the seams and swells irreversibly. Carpet traps moisture in the pad, creating mold conditions that are invisible until pulled up.
Preparation Before Any Flooring Goes Down
Test your concrete slab for moisture before choosing any flooring. Tape a two-foot square of plastic sheeting to the bare slab and leave it for 72 hours. If moisture collects underneath, you need a vapor barrier.
Address any grading or drainage issues outside the foundation before finishing the basement interior. The best flooring choice in the world will not survive a basement that floods.
